Wyoming Supreme Court Disclosure

A lawyer who performs law-related services, such as the sale of title insurance, must take reasonable measures to assure that a person obtaining the law-related services knows that the services are not legal services and the protections of the client-lawyer relationship do not exist.

Rio Smith is a lawyer admitted to practice law in Wyoming and is subject to this Rule 5.7 promulgated by the Wyoming Supreme Court. By making this disclosure, he is informing you of the following:

  • The title insurance, escrow and related services that you obtain as part of a transaction handled by Summit Title Services ARE NOT LEGAL SERVICES.
  • The protections of the client-lawyer relationship do NOT exist.
  • The services provided by Summit Title Services are NOT legal services.
  • The Wyoming Rules of Professional Conduct for Attorneys at Law that relate to the client-lawyer relationship do not apply to services provided by Summit Title Services.
  • Your relationship to Summit Title Services will not be a client-lawyer relationship.

You may be protected by other laws, such as the federal Real Estate Settlement Procedures Act and the Graham-Leach-Bliley privacy statutes.

If you desire legal services, Mr. Smith will be happy to provide you with referrals to other attorneys. You may also contact the Wyoming State Bar at 307-632-9061 for a referral from its lawyer referral service.

At the closing of a transaction with Summit Title Services, you will be asked to sign a similar disclosure in which you will acknowledge that you received this disclosure, that you understand what it means and that you have had ample opportunity to read it and consult with such legal advisors as you decided were appropriate, if any.
